If success motivates you, you belong at ADP.\u003C/p\u003E \u003Cp\u003EWe strive for every interaction to be driven by our \u003Cstrong\u003ECORE\u003C/strong\u003E values: \u003Cstrong\u003EInsightful Expertise, Integrity is Everything, Service Excellence, Inspiring Innovation, Each Person Counts, Results-Driven, \u0026 Social Responsibility.\u003C/strong\u003E\u003C/p\u003E \u003Cp\u003E\u003Cstrong\u003ERESPONSIBILITIES:\u003C/strong\u003E\u003C/p\u003E \u003Cul\u003E \u003Cli\u003ESupports the Senior Director of Real Estate on matters related to the management, acquisition, disposition or modification of leased, owned or licensed properties within a defined geographic region\u003C/li\u003E \u003Cli\u003EDevelop regional and local real estate strategies in line with the global real estate strategy.\u003C/li\u003E \u003Cli\u003EDefine and interpret how Business Unit strategies impact the strategic direction of the real estate portfolio.\u003C/li\u003E \u003Cli\u003EWorking closely with the BU leaders to align BU strategies with global portfolio strategies.\u0026nbsp;\u003C/li\u003E \u003Cli\u003ECoordinate site feasibility activities/requirements in partnership with internal business partners and external real estate service providers and other third consultants.\u003C/li\u003E \u003Cli\u003EAnalyze, develop and present real estate alternatives to senior management for review and/or approval.\u0026nbsp;\u003C/li\u003E \u003Cli\u003ECoordinate and participate in the negotiation, preparation and execution of various real estate documents including: LOI\u0027s, term sheets, leases, licenses, warranties, work letters, design and construction contracts, RFP\u0027s, build-to-suit agreements and purchase and sale agreements\u003C/li\u003E \u003Cli\u003EPreparation of financial analysis related to multi-faceted corporate real estate scenarios including but not limited to acquisitions, dispositions or modifications of leased, owned or licensed sites\u0026nbsp;\u003C/li\u003E \u003Cli\u003ECoordinate Project Management, I/T, Security and internal/external consultants/partners to develop project build-out scenarios, requirements, schedules and cost estimates\u0026nbsp;\u003C/li\u003E \u003Cli\u003EMonitor and provide KPI metrics or appropriate feedback for service providers in pursuit of continuous improvement and quality\u003C/li\u003E \u003Cli\u003EProvide input into internal processes and controls to drive high performance, efficiency and effectiveness\u003C/li\u003E \u003Cli\u003EAssist with the development of budgets and forecasts for real estate dispositions, expenses, cost savings and capital expenditures\u003C/li\u003E \u003Cli\u003ECoordinate with internal and external legal counsel all consents, notifications or other communications with various landlords as required under our lease agreements\u003C/li\u003E \u003Cli\u003EReview existing lease agreements on a periodic basis and provide recommendations for renewal, renegotiation, expansion or other action deemed appropriate to meet current business requirements\u003C/li\u003E \u003Cli\u003EDevelop and maintain appropriate metrics and recommend actions where necessary\u003C/li\u003E \u003Cli\u003EAssist with the preparation or presentation of real estate topics to various corporate governance committees\u003C/li\u003E \u003Cli\u003EParticipate/assist in preparation and review of 5 year development plan for geographical area of responsibility on an annual basis and be able to present territory to executive staff.\u003C/li\u003E \u003C/ul\u003E \u003Cdiv\u003E\u003Cstrong\u003EREQUIERMENTS:\u003C/strong\u003E\u003C/div\u003E \u003Cdiv\u003E \u003Cul\u003E \u003Cli\u003EBachelor\u0027s Degree required.\u003C/li\u003E \u003Cli\u003E5 years of experience in Commercial Real Estate, Facilities Management or related industries.\u003C/li\u003E \u003Cli\u003EWorking knowledge or planning methodology, program/project management processes and real estate lease transaction practices. \u003C/li\u003E \u003Cli\u003EFamiliarity with finance (accounting) and economic (including cash flow analysis) principals related to capital planning and real estate finance.\u003C/li\u003E \u003Cli\u003EInterpersonal skills, including the ability to build relationships with internal clients, partners and peers.\u003C/li\u003E \u003Cli\u003EProficiency with Microsoft Office Suite tools as well as accounting, lease administration and/or facility/property management systems and reporting\u003C/li\u003E \u003Cli\u003EStrong organizational skills\u003C/li\u003E \u003Cli\u003EStrong written and verbal communication skills. \u003C/li\u003E \u003Cli\u003EData and process oriented with demonstrated history of delivering results accompanied with solid problem solving skills\u003C/li\u003E \u003Cli\u003EStrong team working skills with 3rd party service provider. Must be capable of providing leadership to instill a team-oriented, client focused, results-driven operation\u003C/li\u003E \u003Cli\u003EAbility to formulate flexible strategies and action plans to achieve results\u003C/li\u003E \u003Cli\u003ECapable of making educated decisions with integrity.
