The purpose of the Interior Superintendent is to assure construction and related activities are accomplished in the safest, most efficient manner and with the highest appropriate levels of quality.

Essential Duties and Responsibilities

Primary responsibilities will focus on detailed production planning, scheduling and integration with the Trade Partner field leadership. The Interior Superintendent will be the point person for all field production related issues that fall within the project boundaries and/or limits as described in the contract documents.

Safety:

The Interior Superintendent will collaborate with the jobsite Safety Manager to development and maintain the jobsite Safety Program. They will be responsible for the following:

  • Complete Weekly Safety Audits
  • Understand and Follow the HerreroBoldt Injury and Illness Prevention Program and Code of Safe Practices
  • Develop a plan to maintain a clean and well-organized construction site during the interior buildout phase
  • Confirm all workers have completed their safety orientation and pre task plans prior to installing work
  • Direct labor to correct safety issues identified by the team through the Continuous Safety Improvement Program
  • Complete Near Miss and Incident reports and communication to facilitate learning from safety breakdowns and using them as the basis for opportunities for improvement

People:

The Interior Superintendent will focus on the support of the field craft workers, including follow through to the designed production plans & processes. He/She will be responsible for creating and maintain a IPD culture: sharing information, asking questions and avoiding work arounds. They will be responsible for the following:

  • Supervise all self-performed HerreroBoldt work related to interior temporary structures, fall protection and construction signage
  • Develop direct reports through proactive and consistent mentoring and coaching
  • Inform the General Superintendent of any Personnel or Union issues as they arise
  • Work closely with the Project Management staff to ensure that all constraints are removed to maintain the construction schedule

Quality:

The Interior Superintendent will assure that all work is installed in accordance with the approved Construction Drawings. They are responsible for work passing inspections and addressing any deficiencies to maintain the Construction Schedule.

  • Collaboration with the Quality Manager and Project Managers to fully understand and communicate the Conditions of Satisfaction
  • Assure all trades have reviewed the approved Construction Drawings understand inspection requirements.
  • Maintain the winterization plan transition to a water-tight building
  • Coordinate patient room build out first-run study
  • Assist in final fire life safety testing
  • Coordinate Final Door inspection and sign off
  • Assist in the final testing and balancing of building
  • Recognize Quality breakdowns and understanding the root causes of variance
  • Learning from breakdowns from inspection failure, including defects and errors, as opportunities for improvement

Schedule:

  • Facilitate weekly interior coordination meetings
  • Plan and status work each using vPlanner software
  • Develop the Interior Production Strategy with Production Manager and Trade Partners
  • Oversee the implementation of the Production Strategy and keep all parties on track
  • Coordinate material and equipment deliveries to support the Interior Production plan
  • Supervise the installation of fire rated assemblies and oversee all required inspections
  • Supervise the installation of Fire spray and caulking and oversee all required inspections
  • Coordinate early room build out to support MEP and Elevator work
  • Coordinate installation of all door frames
  • Provide Supervision and oversite of the installation of all interior finishes
  • Coordinate and Supervise the installation of owner provided contractor installed equipment
  • Supervise installation of all doors and hardware

Cost:

  • Once a month check in with the Project Managers on the progress of work and lookahead to inform the Financial Forecast
  • Work with HB GS. and PM’s to estimate appropriate crew size for self-performed work


The Interior Superintendent will be the point person for all field production related issues that fall within the project boundaries and/or limits as described in the contract documents. Primary focus is on detailed production planning, scheduling and integration with the Trade Partner field leadership.


Ten Years previous experience preferred, including OSHPD.

Physical Demands and Work Environment

While performing the duties of this job, the employee is frequently required to sit; use hands to handle, or feel objects, tools, or controls; talk and hear. The employee regularly is required to walk and reach with hands. The employee is occasionally required to stand; climb or balance; and stoop, kneel, crouch, or crawl. Employee frequently uses computer keyboard, regularly travels (as vehicle driver and as passenger on various modes of transportation), and occasionally performs work on-site at construction work sites. The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Employee views computer monitor frequently.
