The Manager, Custodial Services will manage all necessary and critical operations of the Custodial Division. This position covers the 2nd (3pm-11pm) and 3rd (11pm-7am) shifts. The Manager's 7.5 hour shift will vary within this range depending on where time is needed on any given day. Duties include maintaining records for attendance, entitlements, and training; address complaints and adhere to high standards of customer service; coordinate and communicate with other departments (tradesâ?? divisions, design & construction, etc.) on project and custodial issues; manage the key control and card access systems; respond to emergencies requiring custodial services; oversee scheduling custodial coverage for events; checks and approves supply orders; monitor work order benches; monitor payroll submissions; investigate disciplinary issues; manage the overtime schedule process, including approving requests for overtime assignments; oversee the work of outside vendors and contractors. The Manager inspects and evaluates the physical condition of establishment; submits recommendations for painting, repairs, furnishings, relocation of equipment and maintenance. Develops and executes a system of internal controls which provide reasonable assurance that operations this manager is responsible for are effective and efficient. The incumbent manages tasks that support the strategic goals of the Custodial division including the annual training program; implementing and maintaining the inventory and supply delivery system; understand and enforce the collective bargaining agreement; oversee and track a portion of the custodial budget; maintain SDSs for the division; plan for recurring and non-recurring University events by contributing to committees and developing plans for providing custodial services; regularly inspect buildings and take necessary corrective actions; prepare and direct regular staff meetings and attend other team meetings as required; coordinate the Key Control project implementation and maintenance. Develops and implements measures to improve production methods, equipment performance, and quality of workmanship and schedules to increase efficiency of the custodial department. The Manager will provide direct management to Supervisor, of Custodial Services staff by evaluating performance, assisting in goal setting and accomplishment of goals, overseeing daily operations, providing guidance and coaching, administering discipline, and contributing to the hiring process for custodial staff. Interprets and translates University and Facilities Management policies to staff and enforces policy and safety regulations by conducting meetings, as needed. Conduct regular individual and team meetings for the Custodial Supervisory staff. Fill in for absent supervisory staff.
Bachelors degree and six years of relevant experience working in facilities, custodial, janitorial experience, for a large organization with multiple facilities. Minimum of four years of management experience. Demonstrated excellent attention to detail and accuracy. Experience working in a union environment. Significant knowledge of custodial equipment and standards, including modern safety standards and techniques. Ability to effectively and efficiently handle multiple, simultaneous, and complex tasks and projects. Analyses and resolves work problems ; initiated or suggests plans to motivate workers to achieve goals. Skill in organizing resources and establishing priorities. Must be available to respond to campus when needed and be on â?? call as assigned. Proficient in estimated labor and material costs and provides reports to Director of Custodial or work order initiator in a clear and professional presentation.
