Provide professional project management services to UCSD campus and medical center departments. Manage, coordinate and direct major building maintenance and renewal efforts through all phases of renovation, alteration, deferred maintenance (DM) and strategic energy upgrade and retrofit projects (SEP) ranging in value from $100K to $8M per project.
Plan, schedule, coordinate, negotiate scope of work and budget as well as manage complete phasing of projects with faculty, researchers, key administrators, building maintenance staff, professional design consultants, construction contractors, etc.
Prepare Request for Qualifications (RFQs) and Requests for Proposal (RFPs) along with managing pre-qualification process of potential bidders. Prepare project documents for review and approval by various departments including Physical Planning, Environmental Health & Safety (EH&S) and FD&C. Prepare budgets for minor and major capital projects and manage through project closeout.
Obtain project approvals through planning commissions, review boards, California Coastal Commission as necessary. Supervise, consult with and provide direction to contracted architects, engineers, consultants and specialty vendors. Ensure ongoing communication and inter-coordination between all parties involved to manage projects within budget, on schedule, and ensure high quality work consistent with University requirements, building codes, fire codes and life/safety standards, etc.
Experience providing professional project management services in all phases of renovation, alteration, building maintenance and/or energy upgrades/retrofits.
Experience providing direction and coordination to architects and professional design consultants.
Strong understanding of project budgeting, design process, bid preparation, construction, inspection and building commissioning.
Seven (7) years of experience in two or more building or mechanical skilled trades, including two (2) years of experience at journey-level in one of the skilled trades. General knowledge of all building trades and associated language and work methods.
Knowledge of maintenance materials and purchasing practices. Demonstrated skill to effectively negotiate terms, conditions and costs related to design professional contracts.
Skill at preparing plans and specifications for competitive bidding processes. Knowledge of proper Affirmative Action procedures for awarding project contracts.
Skill to analyze assignments and projects, gather data and information, determine and evaluate solutions or alternatives and provide recommendation.
Proven working knowledge of current project and construction costs and experience with industry standard cost estimating systems. Financial skills to prepare, monitor, and manage detailed project budgets, evaluate independent cost estimates, and review and approve payment requests.
Strong experience in reading and interpreting blueprints, construction or modification specifications. Experience preparing sketches and cost estimates utilizing CADD processes.
Experience working with Uniform Building Codes, California Building Codes, International Code Council, fire codes, life/safety codes and regulations as well as ability to follow standards concerning space, access, utilities, fire, safety, etc. Familiarity with ADA and Title 24 requirements.
Strong computer skills; ability to effectively use campus provided computing resources and tools such as: Microsoft Office: Word, Excel, and Outlook.
Competent in the use of various project management computing tools such as: AUTOCAD, Ace Project, MS Project, Central Desktop as well as Maintenance Management Software such as MAXIMO.
Excellent communication skills; ability to articulate effectively and efficiently verbally and in writing. Strong interpersonal skills; ability to exercise authority professionally and assume responsibility and control with tact and diplomacy in all interactions.
DOJ/FBI/DMV background checks and clearances are required prior to hire.
Must possess and maintain a valid CA driver's license to move about campus and job locations independently.
