SUMMARY OF RESPONSIBILITIES:
The Independent Living Director is responsible for assisting in the development of policies and programs for the property and for assuring their effective implementation. Such policies will encompass the well being of residents, the operation and maintenance of the physical plant, resident and community relations, and compliance with all applicable financial and regulatory requirements. The Independent Living Director supervises all on-site employees and contractors.
The Independent Living Director may sign residency agreements and tenant-related documents, but shall not sign contracts for services to the property.
- College degree or Minimum of three consecutive years experience in Senior Living in a management capacity.
- Minimum of one year managerial and /or marketing experience in Senior Living.
- Valid driver’s license, ability to access all areas of the property on a regular basis or during power failure, fire, or other emergency
- Expertise in communication, employee supervision, housing management, information systems, and management accounting
- Exceptional organizational and communication skills; basic computer and management accounting skills; willingness to learn new hardware and software.
- Ability to interact with a wide range of people and ability to solve problems involving residents, personnel, emergency situations, etc. with diplomacy
- Familiarity with construction trades and building systems
- Ability to visually inspect property at close level of detail
SPECIFIC AREAS OF RESPONSIBILITY:
Specific duties include, but are not limited to the following:
Maintenance: Work with the Maintenance Supervisor, where applicable, to ensure that preventive, routine, and emergency maintenance programs are carried out; review and approve maintenance purchasing, inventory and contracts; regularly inspect property; inspect and approve readiness of turnover units; maintain records of maintenance activity.
Financial: Preparation and submission of invoices payables, timely submission of all required financial reports, preparation of proposed annual operating and capital budgets, review of monthly financial reports to ensure compliance with budget goals, collection of monthly charges and records of receipts, petty cash.
Administration: Maintain business and resident records and files, coordinate insurance and legal issues, maintain working relationship with regulatory agencies, where applicable, and with ownership entity, and submit required reports to Director of Senior Living, owner and appropriate regulatory agencies.
Staffing: Advertise, interview, and with prior approval hire staff; supervise and assist staff in prioritizing and scheduling personnel records and submit required reports to the main office, perform annual performance evaluations, and recommend promotion or discharge where appropriate.
Resident Services and Community Relations: Supervise and work with Activities Coordinator and staff to oversee use of community space, activity programs, volunteer programs and resident services coordination; foster constructive relations with the surrounding community and service providers.
Occupancy: Marketing, affirmative marketing, waiting list management, move-in coordination, orientation of residents, monthly fee collection, enforcement of residency agreements.
