The Building Mechanic performs routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment and utility systems by performing the following duties. The hours of the position will be Sunday through Thursday from 11:00PM to 7:30 AM.
Essential Duties and Responsibilities
* Performs minor and major repair of all buildings and equipment. (Major repairs are performed under the supervision of licensed maintenance workers.)
* Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts.
* Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
* Cleans and inspects boiler; treats water with proper chemicals.
* May operate a computer which controls and monitors mechanical equipment and utility systems.
* Repairs refrigeration equipment.
* Assembles and installs valves, pipe fittings, and pipes composed of metals, such as iron, steel, brass and lead, and nonmetals such as glass, vitrified clay, and plastic.
* Installs and repairs plumbing fixtures such as sinks, commodes, bathtubs, water heaters, hot water tanks, garbage disposal units, dishwashers, and water softeners.
* Repairs and maintains plumbing by replacing washers in leaky faucets, mending burst pipes, and opening clogged drains.
* Monitors building temperatures and adjusts as necessary.
* Responds to emergency maintenance requests as required.
* Other duties as assigned.
This job has no supervisory responsibilities.

Education and/or Experience
High School diploma or GED required. One year certificate from college or technical school strongly desired. HVAC certificate highly preferred. 2-4 years of related experience in with plumbing and troubleshooting of electrical components that are related to HVAC equipment. Must have a valid driver’s license.

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information and respond to questions from one-on-one and small group situations to clients, customers, and other employees of the organization.
Ability to apply common sense understanding to carry out instructions furnished in written, oral or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Ability to calculate figures and amounts such as discounts, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
