UW Tacoma has an outstanding opportunity for a Construction Project Manager.
The Construction Project Manager is responsible for the daily activities of developing, managing and maintaining the scope, schedule, budget, and quality for each project assigned.
Administration and Financial
Provide weekly updates to Facilities Services Management.
Draft and distribute monthly project status report updates on budget, costs to date, forecasted cost risks, schedule and end user communication.
Coordinate activities with facilities, equipment, accounting and end user groups.
Provide supporting documentation for reports to Director of Facilities.
Develop a communications plan to keep end users, stakeholders and staff affected by the renovation informed of the project progress and implement the plan.
Track construction costs, including FS labor support, design and permitting costs and contingency usage within current CMMS (eMaint) and responsible for data accuracy.
Update forecasted costs on a monthly basis and providing direct communication with Campus Planning and Real Estate and other stakeholders as needed.
Review and recommend approval of all project billings; coordinate process with Finance & accounting departments.
Work with in-house insurance resources to develop and implement risk mitigation strategies and update insurance plans as needed.
Lead integrated design team in Facilities Services maintenance projects.
Manage consultants agreements and approve/or recommend approval of invoices.
Review and recommend for approval all design layout and finishes of project spaces in collaboration with Campus Planning and Real Estate.
Create Project Plans as needed.
Review design documentation for quality and information content.
Review project design with Environmental Health and Safety representative.
Monitor permit process and facilitate issuance of permits and payment of permit fees.
Coordinate and provide support of prime consultant with City Agencies and Authorities Having Jurisdiction (AHJ).
Draft general contractor Request for Proposal RFP and manage general contractor selection process.
Review and recommend for approval all contract changes; evaluate additional costs for accuracy.
Participate in selection and approval of all subcontractors.
Participate in value engineering exercises and constructability review during preconstruction and construction.
Participate in construction oversight and convey corrections and concerns to the project team.
Monitor construction schedule and oversee corrective action/recovery schedules.
Develop and manage procedures for processing of RFI's, ASI's & Submittals; review and facilitate timely response and make sure they are coordinated with all affected parties and integrated into the contract where appropriate.
Attend weekly construction meetings and manage action items.
Assist contractor with coordination activities associated with utility and governmental organizations.
Coordinate and monitor commissioning of project if required.
Project Closeout and Turnover
Review space with end users to determine if space requirements were met.
Manage development and implementation of construction punchlist and closeout process; assist in scheduling of walk-thru's and follow-up on completion items.
Manage satisfaction of all requirements/conditions for temporary certificate of occupancy of final certificate of occupancy.
Ensure all closeout functions are completed by contractor and design team such as delivery of as-built drawings, Operations & Maintenance manuals, equipment manuals, warranties, etc.
Verify and document permit closeout.
Bachelor's degree and a minimum 5 years construction management.
Experienced with MS Office software products (including MS Project).
Previous supervisory experience.
This position requires a flexible work schedule and may also be required to work extended hours including evenings and weekends and travel outside the UWT Campus boundaries to attend meetings and/or related functions.
