The salary range for this position is $4,960 to $6,279 a month. Starting salary placement will not exceed the minimum of the range.

Conditions of Employment
This is a full time, non-exempt position, which will lead toward permanent status following the successful completion of a probationary period.
Under the general supervision of the Director of Operations and Engineering or the Director of GMC Operations and Logistics and receiving lead work direction from the Supervising Building Service Engineer, the HVAC Technician/Building Service Engineer (BSE) will provide a safe, fully functioning environment in a fiscally responsible manner for the Central Plant and all other campus buildings. The BSE will insure all heat, ventilation and air conditioning, fire notification, emergency and elevator systems are fully operational; and meet all applicable code requirements. The area of responsibility covers the Central Plant, Main Campus buildings, the Green Music Center and Student Housing.
The Building Service Engineer will perform independent and on-going maintenance and repair work in a wide range of heating, ventilating, mechanical, refrigeration, air conditioning and water systems needed in support of daily operations and special events at Sonoma State University. The position will assist, as needed in the operation of the Central Plant, Main Campus buildings and Student Housing by rotating through various shift assignments within Engineering.
Specific duties for the Building Service Engineer can consist of, but are not limited to:
1. Performing preventative maintenance, cleaning, adjustment, calibration, testing, System trouble shooting, repair, replacement, record keeping and installation of:
a. Heating, ventilating and air conditioning/refrigeration (HVAC/R) systems including electronic controls systems, valves, pumps, motors, fans, heat exchangers, air compressors, gauges, meters, and various types of transducers and related components.
b. Building management systems (BMS) and energy management systems (EMS) and all associated computer hardware and software control sequences and interconnected electrical and mechanical systems.
c. Utility distribution systems including domestic water, fire water, gas, electricity, sanitary sewer, storm sewer communications and associated equipment.
d. Campus and building fire notification and suppression systems; coordinating needed repairs and responses with Police Services.
2. Responding to "trouble calls" of all Campus Utility systems including complaints of air and water temperatures, pressure, quality and other environmental conditions.
3. Documenting all needed events and actions in the operational logbook for use at later dates and utilizing after-hours callback procedures to solve problems after normal business hours.
4. Operating assigned systems in an energy efficient manner with the primary focus on safety and service to the customer.
The incumbent is responsible for working with a diverse population and workforce and being service oriented and fiscally responsible; establishing and maintaining cooperative working relationships; working effectively both independently and as part of a team; prioritizing and performing all work efficiently and effectively; providing strong customer service to students, staff, faculty, and campus visitors; scheduling time off to ensure the University's needs are met and appropriate coverage is addressed during personal time off. In addition, the incumbent works on set-ups and other functions for campus graduation, including, but not limited to working graduation ceremonies which is regularly scheduled one of the Saturdays in May.
Performs other secondary duties as assigned.
Sonoma State University consists of over 2 million square feet of building space of various construction types and ages. The Building Service Engineer must be prepared to work in a variety of specialized environments, mechanical rooms, crawl spaces, attics, basements and outdoor venues on the campus. The incumbent is required to provide a high quality level of service required by this facility. The environment can be cold, hot, noisy, and the incumbent may need to work off ladders, or in high places. The environment around machinery has the ability to be dangerous if not worked around properly with all the safety features in place.
This position will require working a varied schedule including, but not limited to evenings, weekends, early mornings, holidays, and other non-standard times based on venues usage and performance scheduling. Overtime, evening and weekend hours will be required and will be specified only by the Appropriate Administrator to meet operational needs, including the University's commencement day which is regularly scheduled for one of the Saturdays in May. Working during the campus graduation period is a required task. This consists of setting up chairs the day before graduation, wiping down the chairs the morning of graduation, and performing other duties as assigned.
- Requires two years of journey-level experience in the operation, maintenance, and repair of boiler, heating, ventilating, refrigeration, and air conditioning equipment systems or the equivalent combination of formal course work in mechanical/electrical controls technology with hands-on experience. Requires an applied working knowledge of analog and digital equipment controls systems that can range over several different brand types.
- Requires a solid understanding of mechanical/electrical controls systems as they apply to HVAC systems; troubleshooting of mechanical/electrical controls systems; knowledge and experience with Fire, Life and Safety systems; thorough knowledge of high and low pressure boilers, heating, pneumatic, ventilating, air conditioning, refrigeration, sump pumps and other mechanical equipment; thorough knowledge of the methods, tools and materials used in the operation, maintenance and repair of such equipment; general knowledge of ventilation principles, thermal dynamics, and closed water systems; and working knowledge of Building Management Systems - BMS, and Energy Management Systems - EMS including the ability to understand and use the control system features. The Building Service Engineer must have the ability to understand special Concert Hall/Recital Hall lighting controls systems, variable acoustics controls systems and stage lift controls systems. The Building Service Engineer must be able to install, operate and repair HVAC equipment and systems; demonstrate a high degree of mechanical / electrical controls skill equivalent to journey-level in one or more related trades such as plumbing, pipe fitting, electrical, refrigeration or air conditioning; read, interpret and work from blueprints, plans, drawings and specifications; make rough sketches; estimate cost, time and materials of mechanical and controls work;
- This position requires the physical ability to work in confined spaces and on ladders; stand and walk, reach with hands and arms; climb and balance; crouch and crawl; and lift up to 50 pounds.
