CoMotion has an outstanding opportunity for the position of CoMotion Labs HQ Operations Manager. The CoMotion Labs HQ Incubator provides dedicated space and facilities to support UW-affiliated start-up companies through early stages of company and product development. The Operations Manager provides leadership, operational planning, compliance, management and supervision of all activities of the CoMotion Labs HQ. The Operations Manager is responsible for managing incubator tenant relations, business development, and day-to-day activities, as well as ensuring the CoMotion Labs HQ mission tracks to the overall CoMotion and shared Innovation District vision.
The Operations Manager, CoMotion HQ will provide leadership, operational planning, compliance, management and supervision of all activities at CoMotion Labs HQ. This position will encourage and foster a community of entrepreneurship within the policy framework of the University of Washington. The Operations Manager will manage all aspects of CoMotion Labs @HQ including recruitment and management of startup company tenants, responsibility of maintaining capacity and quality of service. This position will manage all rental agreements including deliverables and payments. This position will develop events to provide entrepreneurial education opportunities. The Operations Manager will develop CoMotion Labs @HQ policies and procedures and is responsible for managing the outcome of those policies. The Operations Manager is responsible for contract management of rental agreements and payments with the incubator tenants. The Operations Manager is also responsible for the CoMotion Labs @HQ budget.
Reporting to the CoMotion Labs Associate Director, this position devises and implements office procedures to ensure the overall efficiency of the unit and is the central point of contact for the development and implementation of process improvement activities, administrative policies, strategies and decisions affecting the unit. This position exercises independent judgment and decision making skills. This position provides leadership and management that nurtures entrepreneurs, innovators, start-ups and the overall economic ecosystem in Seattle.
Strategy and Operations (45%)
Member recruitment and onboarding: The Operations Manager is the face of CoMotion Labs @HQ to the regional tech entrepreneurial community and is responsible for building and maintaining a strong network within the community and drawing entrepreneurs to CoMotion Labs HQ and the University District.
The Operations Manager creates and manages the sales pipeline for CoMotion Labs @HQ co-working space by engaging prospective new member companies and providing oversight to ensure smooth onboarding.
Create onboarding procedures for CoMotion Labs @HQ
Responsibilty for communication, documentation, setting and communicating expectations and services of tenants and onboarding all new companies joining CoMotion Labs @HQ
Develop solutions to gain new memberships
Develop customer retention program to increase tenant satisfaction and word of mouth advertising
Create strategy for marketing team to broaden outreach and recruit new tenants Develop strategic goals for change and lead these changes
Hire and manage student worker in CoMotion Labs @HQ
Member support: The Operations Manager is responsible for working with CoMotion's mentorship and advisory programs and expert service providers to support CoMotion Labs HQ member companies and ensure their success.
This also includes connecting entrepreneurs with opportunities to employ UW students, collaborate with researchers, serve as practice clients for classroom exercises, and more.
The Operations Manager regularly reviews services provided to the anchor tenants and member companies, and tracks user feedback through surveys and regular 1:1 meetings.
Responsibility for all building related matters for tenants at CoMotion Labs @HQ Triage any technical or building issues to find and resolve the issue Responsible for providing each tenant with CoMotion Labs services and connections to the broader startup community
Systems, policies, and programs: Continually seeks to improve all CoMotion Labs HQ policies, procedures, and programs. To enhance operations or improve the community/ecosystem envisioned for CoMotion Labs HQ, the Operations Manager conducts research, builds relationships with local and outside experts, continually deepens understanding of best practices, and incorporates feedback and advice from members and anchor tenants.
Independently manages the day-to-day operations of CoMotion Labs @HQ
Outreach and Community Coordination (35%)
Media relations and marketing: The Operations Manager in collaboration with CoMotion's Associate Director of Marketing represents the University in media interviews, and secures media interview opportunities for other University leaders and partners to promote CoMotion Labs HQ and the Innovation District.
The Operations Manager also oversees direct marketing, web design, online video channels, social media engagement, and talking point and message crafting.
Innovation district development: The Operations Manager with members of CoMotion's Business Development group collaborates with University Innovation District Leadership to build cooperative working relationships with partners inside and outside the University to establish the University District as the neighborhood for Seattle's innovators. The Operations Manager connects companies who do not fit at CoMotion Labs HQ to resources to help them establish their companies elsewhere in the University District. The Operations Manager seeks advice and knowledge through economic development and community-building organizations, such as the Urban Land Institute (ULI) and the American Planning Association (APA) to ensure the success of the project.
Community liaison: The Operations Manager with members of CoMotion's Business Development group, cultivates and strengthens University connections to the broader Seattle startup community to advance technology entrepreneurship in the region.
The Operations Manager communicates frequently with other co-working community directors, as well as organizations around the region such as the student group Startup UW, Startup Seattle, New Tech Seattle, the Washington Technology Industry Association (WTIA), Pacific Northwest National Laboratories (PNNL), the University District Partnership (UDP), the Seattle district office of the Small Business Administration, and the Washington State Department of Commerce to identify resources that support startups such as educational, training, and/or networking opportunities.
Responsible for promoting the understanding of the CoMotion Labs @HQ mission within the local communities
Asset Management (20%)
Business planning, reporting, and recommendations: The Operations Manager develops and updates the business plan, provides quarterly status reports, and crafts recommendations and other presentations for review by senior CoMotion and Planning & Management leadership on the performance of CoMotion Labs @HQ.
Management of the fee for service budget
Develop and manage the budget for CoMotion Labs @HQ
Contract management of rental agreements including reviewing deliverables of agreement and requesting rental payments
Developing procedures for late payments of rent from tenants and creating reports on payments by date

Bachelor's degree in business, marketing, humanities, or related field
1-2 years+ work in service of entrepreneur and small-business clientele
Knowledge of the technology and entrepreneurial community in Seattle
Demonstrated management experience, both project management and supervisory
Knowledge of the startup ecosystem
Equivalent education/experience will substitute for all minimum qualifications except when there are legal requirements, such as a license/certification/registration.
1 year experience running working in coworking and/or incubator facilities or trade organization
Experience in business development, economic development, real estate, or urban planning
Strong supervisory and leadership skills
