The Assistant General Manager is the second-highest ranking management team member at the shopping center. This position is considered a training position with the objective of the employee becoming fully competent in all center management disciplines and promotable to a General Manager position, as needed. The Assistant General Manager assists and maintains a collaborative relationship with the GM and Directors in managing the day-to-day operations of the property.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
As part of a comprehensive training program, the Assistant General Manager assists the General Manager in directing, coordinating and overseeing all functions related to the daily operations of a regional or super-regional shopping center including:
Talent Management: Hire, train, coach and develop a management team that drives results through operational excellence. Expense Management: Oversee the development and execution of all expense and revenue budgets, production of quarterly forecasts and monthly expense variance review, and ensure compliance with all company expense controls . Drive team to develop methods to reduce operating Facilities Management: Ensure facilities programs and practices are implemented and administered consistent with industry standards and that of a first class super-regional mall. Produce a 10 year capital expending plan that balances the building's financial objectives with building infrastructure needs. Ensure contractors are secured at the lowest price possible and are held accountable for delivering all contracted Security/Emergency Management: Oversee all property security functions to ensure a safe environment is maintained at all times for customers, tenants and employees. In conjunction with the Security Director, develop plans that minimize incidents or reverse any negative trends. Ensure the property is properly prepared for emergencies through leadership of the Emergency Preparedness Committee and implementation of effective Revenue Generation: Drive local revenue generation by ensuring local management team is actively soliciting sponsorship deals, maximizing short term leasing opportunities and optimizing other income streams (e.g., parking,temporary storage, vending, etc.). External Communications: Serve as the center's primary spokesperson with media outlets, tenants, customers and local officials. Leverage and optimize external relationships for the benefit of the center. Administration: Serve as a role model of the company values . Ensure that all team members' actions are consistent with all policies, procedures, audit, and record retention Crisis Management: Lead local efforts in managing all local crisis situations, including establishing a remediation plan consistent with Company policies and procedures, engaging the right authorities and resources and communicating plans and updates to the corporate Responsible for supporting the General Manager in achieving the overall results and performance of the Provides leadership to all staff at the center that drives a team to accomplish their High level decision making, often serving as the final word on an issue or a crisis situation at the center Other duties as assigned. FINANCIAL RESPONSIBILITIES
Develop line item budget expense schedules, along with corresponding expense analysis for the Review expenses and procedures to reduce costs and increase the center's efficiency and profitability. Reviews, approves, codes and processes all invoices prior to final approval. QUALIFICATIONS:
Minimum 8-12 years' experience or training in shopping center or equivalent Bachelor's degree from 4-year College or university preferred or 5 to 7 years related experience and/or training, or equivalent combination of education and experience. KNOWLEDGE AND SK.ILLS:
Language Skills: Ability to read analyze and interpret complex documents. Ability to respond effectively to sensitive inquiries and complaints. Effective writing and communication skills in public speaking . Reasoning Ability: Ability to define problems, collect data, establish facts and draw accurate Computer Skills: Ability to use word processing software, spreadsheets, e-mail and Certificates/Licenses : CSM, CPM, or CMD certification preferred.
