Due to our continued expansion, we have an immediate opening for an energetic, conscientious and detail oriented Regional General Manager who enjoys making a difference, being part of a team, and takes pride in their career. This position will oversee a retail portfolio currently comprised of 784,000 SF located in the Miami/Ft. Lauderdale MSA directing all operating aspects of the portfolio including physical property operations, billing and collections, reporting, and tenant, community and vendor relations while achieving revenue and expense targets included in the annual business plans and budgets.
This position will have primary responsibility for the day-to-day management and operations of Downtown at the Gardens, a 340,000 SF specialty/lifestyle center in Palm Beach Gardens that will undergo a significant redevelopment into a multi-use retail, office, residential, hotel property. The property will remain open during construction which will require exceptional tenant coordination and communication led by the Regional General Manager.
Additionally, the Regional General Manager will be responsible for a 340,000 SF power center in Royal Palm Beach, FL and a 104,000 SF grocery anchored center in Doral, FL.
The position will be located at Downtown at the Gardens in Palm Beach Gardens and reports to the Vice President of Property Management.
Responsibilities & Requirements (include, but are not limited to): 1.Solicit bid proposals and execution of contracts for landscaping, cleaning, security, and preventative maintenance for assigned properties. 2.Foster and maintain positive tenant relations through site visits, tenant meetings, correspondence, newsletters and by being accessible and providing timely and effective service and response. 3.Monitor tenant compliance with lease agreements and resolve problems and concerns. 4.Conduct regular site visits to assess condition of properties and to ensure that maintenance is being performed according to set standards. 5.Identify and address issues and problems related to life safety, liability, and potential negligence situations that could impact Owner, its contractors, tenants and/or customers. 6.Manage the accounts receivable process and ensure timely, appropriate resolution of tenant-related outstanding receivables involving dispute reviews and defaults. 7.Provides on-going guidance, training and management oversight for employees with the fundamental objective of creating a safe working environment, and a safe and pleasurable experience for all shopping center customers. 8.Oversee the preparation of various financial reports including but not limited to accounts payable, monthly budget variance analysis, rent roll review and preparation of annual operating and capital budgets. 9.Working with both on-site marketing staff and ShopCore’s Marketing Director, develop annual marketing and event plan and budget for review and approval and ensure the successful implementation of the plan within the established budget. 10.Assist leasing team with development of leasing materials and presentation of the property on site tours. 11.Work with Accounting, Revenue Control, Accounts Receivable, Leasing, Tax Departments and various other departments in effectively resolving tenant issues and disputes regarding rent, adjustments, etc. 12.Liaise with the Construction Department on all landlord construction projects, monitor progress and follow up on successful completion. 13.Handle complaints and concerns in a prompt, appropriate manner. 14.Represent the centers in the local retail community; establish and maintain open and productive communication with tenants, vendors, and community leaders. 15.Assume additional responsibilities and perform special projects as needed or directed.
Qualifications: 1.Minimum 10 years’ previous relevant experience 2.Proven experience in property management/administration within a mixed-use retail environment 3.Position requires a Bachelor’s degree (B.A./B.S) in Business Administration or a related discipline from an accredited college or university, or an equivalent work experience 4.Strong financial management skills 5.Strong focus on delivering results and providing exceptional tenant service 6.Excellent verbal and written communication 7.Self-motivated, self-directed and capable of working independently 8.Proven people management abilities 9.Proficient in Word, Excel, and Outlook 10.High degree of integrity
Preferred Qualifications: 1.CSM, CPM, or RPA certifications are preferred 2.Experience with MRI is an asset
