Assist with the management of daily operations of a complex mixed-use property which includes managing and directing all personnel and resources that are available to assure the project achieves maximum cash flow potential. Assist with the oversight of marketing, security, maintenance, and housekeeping functions and provide excellent customer service to tenants along with serving the surrounding community. The goal of this position is to prepare someone for the role of General Manager.
Other Properties Along with serving as the Assistant General Manager at Park Lane, the candidate will also serve as the Property Manager for several smaller strip centers in the Dallas market including Prestonwood Plaza and Hillside Village. This position will oversee all property management aspects for these smaller projects and report directly to the General Manager / Senior Property Manager.
Essential Job Functions •Assist and direct property associates by establishing job requirements/responsibilities and monitoring quality of work and adherence to Company policies. Assist in managing staff; answers inquiries and questions; train and coach for success. Provide feedback to associates through both formal and informal performance discussions. (30%) •Assist in managing property operations which include (but not limited to): overseeing security/loss prevention, and creating programs for a safe, comfortable environment; conducting regular shopping center inspections and working with construction personnel regarding renovation and expansion projects. (30%) •Serve as liaison between tenants and ownership; meet with tenants on a regular basis and visit stores regularly. Address tenant’s questions and concerns, administer lease requirements, and seek tenant’s acceptance of all center initiatives and requests; encourage tenant participation in all advertising and events. (10%) •Assist in developing the property budget subject to division approval and provide ongoing monthly variance reports; schedule operations in accordance with approved budget. Maintain accounting records detailing income and expenses, and track collection of accounts payable/receivable against budget; act on collection of problem accounts. (10%) •Assist in the analysis of the financial aspects of the property and provide monthly financial reporting of operating performance as compared to budget; reporting includes but is not limited to: Net Operating Income (NOI), vacancy, accounts receivable, capital expenditures, and year-end projections. (10%) •Reinforce and maintain relationships with local businesses, community groups, news media, and governmental entities; keep an eye on community trends. Open and maintain communication with local police, fire, and civil defense authorities to ensure prompt response, when necessary. (10%) •Numerous and ongoing daily contacts with various departments, associates, tenants, local businesses, community groups, news media, and governmental entities. These contacts range from a simple give and exchange of information, to directing associates, to influencing specific parties to meet the goals and objectives of the property; assessing each type of contact and act accordingly to support profitable operations. •In conjunction with the General Manager, recommend annual budget to management in excess of $1 million; approve shopping center payables on a regular basis.
Qualifications •An undergraduate degree from an accredited college or university with a focus in Business, Marketing, Accounting, Finance, or related discipline. •Minimum of 2 years of progressively responsible experience in shopping center management. •Must bring a background to enhance center operations including detailed knowledge of financial operations, physical operations, security, tenant relations, associate administration, leasing, marketing/promotions/advertising research. •Previous supervisory experience including conducting performance reviews and coaching associates to success; or, prior experience exhibiting an understanding of business requirements, leading associates in daily operations, answering urgent requests, and resolving complex business issues is preferred •Ability to manage at both a daily operational level with staff as well as at a strategic level with Company management. •Excellent oral, written, and interpersonal communications skills when dealing with tenants, associates and governmental and community leaders. •Strong analytical and decision-making skills; strong business acumen and financial skills. •Career focused individual with desire to grow
