The candidate is responsible for taking the project from inception to completion and open which will include as a minimum the overall project entitlements, construction and scheduling, consultant coordination and contracting, project budgets, and due diligence control, while providing technical direction and ensuring compliance with codes, design intent and approvals. The Project Manager responsibilities span a broad spectrum, covering all the areas of project management such as - Project Planning, Cost Management, Time Management, Quality Management, Contract Administration, Entitlement Processes and Tenant Improvement.

Roles: * Charting out the project objectives and plans, setting performance requirements, and selecting project consultants. * Bringing about optimum utilization of resources- labor, materials and equipment, and ensuring their procurement at most cost-effective terms. * Development of effective communications and mechanisms for resolving conflicts among the various consultants, contractors and vendors.
Responsibilities: * Oversee the construction project from start to finish. * Perform a key role in project planning, budgeting, and identification of resources needed. * Create the consultant team, develop the objectives/goals of each and assign individual responsibilities. Write all the contracts associated with the consultant team. * Project accounting functions including managing the budget, tracking of team expenses and minimizing exposure and risk in the project * Ensure that construction activities move according to a predetermined schedule. * Manage the project consultant plans and make revisions as and when need arises. * Communicate effectively with the contractors responsible for completing various phases of the project. * Coordinate the efforts of all parties involved in the project, which include the architects, consultants,contractors,sub-contractorsandlaborers,permittingprocessand entitlements. * Monitor and lead the team in the progress of the front end entitlement and permitting processes, construction activities and deliverables on a regular basis and hold regular status meetings with all the sub-teams. * Maintain strict adherence to the budgetary guidelines, quality and safety standards.
* Be prepared to conduct Planning Commission and City Council approvals and hearings as necessary. * Regular inspection of the construction sites. * Ensure project documents are complete. * Identify the elements of project design and construction likely to give rise to disputes and claims. * Serve as a key link with the clients and review the deliverable prepared by the team before passing onto client.
Knowledge and Skills Required: * WepreferaBachelor'sdegreeinarchitecture,civilengineeringorconstruction management. o*Construction Management individuals must have experience in entitlements. Candidates with 10+ years of sold large development entitlement and construction experience and an Associate’s Degree will be considered. * Minimum 5 years of experience in entitlement and construction projects. * Retail/Office construction background a must. * Excellent communication & time management skills. * Thorough knowledge of legal issues and safety standards is essential. * Thorough knowledge / skill in using MS Office i.e. Word, Excel, Outlook, etc.. * Knowledge and implementation of MS Project scheduling from inception to open. * Communication skills when dealing with municipalities and public speaking at hearings and neighborhood meetings. * Internal communication skills with Real Estate and office team members involved in each project.

* Ability to plan, manage and organize a team effort. * Good client/tenant management skills. * Logical decision-making ability. * Capacity to handle pressure. * Willingness & ability to travel weekly. * Strong ability to manage within the budget and deliver a quality project related to the budget * The individual must have experience in entitlements and be able to demonstrate that experience.
